What's included: design → demo → build
1. Design & scope (week 1–3)
We measure on-site, talk through layout and fixtures, and hand you a written scope with a fixed price — not a vague ballpark. If permits are needed, we pull them through the City of Kirkland. You see the materials list before anything is ordered.
2. Demolition & rough-in (days, not weeks)
We protect floors and pathways, demo the old bathroom, and handle plumbing and electrical rough-in. Anything we open up — old leaks, rot, bad wiring — we show you before we cover it back up. Kirkland has plenty of homes from the 1960s–1980s where this step turns up a surprise; we price it before we close the wall, not after.
3. Build & finish (week 2–4)
Waterproofing, tile, vanity, fixtures, paint, and a final walkthrough. We don't call it done until you've checked it with us in person.

- Design, selections & permits: 1–3 weeks (before we start on-site)
- Demolition & rough-in: 1–3 days
- Build, tile & finish: 2–4 weeks
- Final walkthrough & punch list: same week as finish
Cosmetic refreshes can wrap in about a week. We give you the real schedule in writing — and tell you the day before if anything shifts.
